  • Do I need approval to install a fence?​ ​
Yes. Anytime you decide to make a change to the exterior of your home, you must obtain written approval. You can find our Improvement Applications on the website under "Documents".
  • I did not receive a copy of the CC&R's at closing. How can I get a copy?

  • My mailbox was damaged. Who can I contact?
All mailboxes in River's Bend must conform to the standards. Please contact Ray Meyer Sign Company at (513) 984-5446 for repairs or replacement. The mailboxes are the homeowners responsibility to maintain.
  • What are the responsibilities of the management company?
The management company maintains all records, documents and books of the Association. They bid, contract, oversee and direct all contractors and vendors servicing the HOA. They follow through on directives from the Board of Trustees. They perform on-site inspections, attend meetings of the Board and invoice and collect HOA fee payments.
  • What do my HOA fees cover?
Your HOA fees help cover the cost of landscape maintenance (mowing, weeding, mulching, trimming of trees and shrubs, etc.), fountain maintenance, waterfall maintenance, irrigation, landscape lighting, insurance, utilities, property taxes, legal fees and management.  A portion of your fees is also allocated towards funding the Reserve Account. This account reserves for the replacement of major components located in the community. Examples of these components are the entry monument, fountain, entrance water feature, gazebo, etc... 
  • What happens if I don't pay my assessments?
Assessments are levied in accordance with the Declaration for the purpose of preserving, protecting and maintaining the physical qualities of River's Bend. A Collection Policy is in place and enforced by the Board of Trustees. A copy can be found on the site under "Documents". Assessments are collected on an Annual, Semi-Annual and Quarterly basis. If assessments are not paid accordingly, late fees will be assessed. If a homeowner is in default of payment, the Board may take legal action and file a lien against your property.
  • Where can I find the rules and regulations?
They are located in the Declaration of Covenants, Conditions & Restriction for River's Bend Golf Community.
  • Who is responsible for maintaining the vacant lots?
The lot owner is responsible for maintaining their lot. The HOA monitors the vacant lots and contacts the owners to insure maintenance is occurring on a regular basis.
  • Who is responsible for snow removal?
Hamilton Township is responsible for snow removal on all streets in River's Bend.
  • Who should I call if I have a complaint?
